The plot looks perfect – so perfect you can almost imagine your dream home rising from that undisturbed ground occupied by nothing more than a grassy knoll or country field.
But there are a few things to keep in mind before you put down an offer to make sure your dreams aren’t dashed by something as simple as a missing sewer connection.
So before you buy, here are a few questions to ask yourself:
What’s the water situation? It’s important to learn whether your home can connect to a municipal water system, or if you’ll need to have a well dug. It’s also important to know if your future home can hook into a sewer system, or if you’ll need a septic tank on the property. Digging a well or putting in a tank can tack thousands of dollars onto your home’s final price.
What will the area look like once development is complete? Your country lot may become the center of suburbia in a few years. Or, it could become neighbors with a big-box store. Know what the zoning requirements are for the lot, and for the surrounding area, before putting any money down.
How will you get there? Consider the plans for road access to the home. Will you be able to put in a paved road, or will you have to four-wheel home every night? Also find out if any easements have been granted on the property. An easement could guarantee access to your land for anything from a shared driveway to a highway.
What’s the deal with the soil? You may want to ask for a soil test, since poor soil can make pouring a foundation difficult. You’ll also want to assure that the grade assures good water run off. Bring your builder to see the lot after a rain storm to assess the drainage.
Has the lot had a recent assessment? If the lot hasn’t had a recent survey, you may want to ask for one. It will help you understand where your lot begins and ends. Seeing those little flags may help you visualize exactly where you want to put your home!
